Florida First Property Management offers a Full Service Package for condos, townhouses and single family homes. We provide the following services within each package dependent upon the requirements of the homeowner:
- Provide free refreshments of tea, coffee, sugar and creamers to greet your guests.
- 24-hour emergency customer service for your guests.
- Provide guest relations (address guests' concerns and reporting back to you if needed).
- Arrange for repair/maintenance work (with your prior approval).
- Schedule all housekeeping/cleaning for the property. Housekeeping will occur upon each change of renters and owners will be billed monthly.
- Identify all Florida State & County licensing issues.
- Monitor the performance of all maintenance work done (housemaids, lawn care, pool cleaners, etc.)
- Provide a lockbox service for your arriving guests.
- Offer a rental program.
- Switch air-conditioning filters as required.
- Replace light bulbs as required.
- Inspect fire extinguishes and ensure they comply with appropriate regulations.
- Check and replace toilet flappers when required.
- Examine smoke detectors on a regular basis.
- Notify you of any renter damage within days of it happening.
- Touch up paint for small areas. Owner must supply paint kits. (Large area painting work will be billed as separate maintenance.)
- Remove small carpet stains, if possible.
- Provide pest control (termite optional), we strongly recommend this service, it will save you a fortune in the long run.
- Inspect your home and report back to you.
- Free personal homeowner bookings–should you wish to periodically book out your villa yourselves.
These additional services will be included in your package if you own a town and single-family home and require the service:
- Supply pool care including cleaning of the decking and patio furniture.
- Operate pool heater (turn on and off as required).
- Change pool batteries as required.
- Examine pool alarms regularly.
- Manage/remove refuse from property (addl fee for > 2 bags/mo.)
- Provide lawn care incl. grass cutting, bordering, tree/shrub trimming and flowerbeds maintenance.
